Qingjian Group--Glory in the construction of Qingdao Olympic Sailing Center

The land projects of the 29th Olympic Games Sailing Center, including the Olympic Village, the Athlete Center, the Boat Parking Area Underground Garage, the Field Management and Card Making Center, the Logistics Support Center and the Media Center, were all constructed by Qingjian Group Co., Ltd. (hereinafter called “Qingjian Group”).

Having successfully hosted the Qingdao International Regatta in 2006 and 2007 respectively, the Sailing Center has been praised by experts as “Asia first class and world leading level”. During 2008 IFDS Qingdao International Regatta, ISAF chairman Goran Petersson highly evaluated the Sailing Center, “Great! This is the best sailing competition site ever seen by me. These facilities are a miracle for the Olympic sailing events.”

Tackling Difficulties by Technologies

In August 2004, an excellent project team of Qingjian Group was stationed in the site of the Sailing Center. The super large basement connecting the Athlete Center and the Olympic Village is the first project in the Sailing Center won by Qingjian Group. It has a total construction area of 30,000 m2 and the required construction period is 120 working days.

The Sailing Center seaside area shows complicated geological composition of both natural rock soil and backfilled earth of high permeability containing crushed stones and ballast. The bedrock surface is very uneven. The underground water level is severely affected by the sea water and in some areas the underground water even directly links to the sea water. Qingjian Group adopted deep foundation pit support technology for complicated seaside geological conditions and remarkably saved the support cost for the developer by approximately RMB 2.39 million. The whole foundation was completed in 107 days, 10.8% shorter than the agreed period.

Strict Management and High Quality Process

Since the start of construction of the Sailing Center, the project team has set the target of High Quality Construction Process and First Class Construction Site. The team accurately and quickly figured out a Green Construction Project Management Plan with more than 20 detailed plans for each step of the construction process.

The basement construction was carried out in bitterly cold winter conditions of -10℃ with rain or snow from time to time. To avoid concrete freezing and ensure concrete quality, our staff on the site covered the concrete with their own coats to guarantee the concrete strength. Some staff members even covered the concrete with their own quilts. All workers had ice on their trousers when walking out of the site. With this hard work day and night, the project manager Zhao Shunting and his colleagues set a record of casting concrete for continuous 50 days and constructing 21 stores in one month.

Qingjian Group also invested more than RMB 3 million in site area and temporary facilities construction for a clean and comfortable construction environment and a happy mood of the workers, and cleaned up the competition sea area in Fushan Bay and the Olympic Sailing Center.

Green Sailing in Borrowed Winds

In the Sailing Center, technological innovation has been the philosophy of every constructor and is reflected in every detail. Qingjian Group has extensively used green technologies like seawater source heat pump technology, solar water heating system, reclaimed water system, cross hill tunnel, etc. The application of each new technology and each environment protection idea is a reflection of Qingjian Group’s philosophy of “Green Olympics, Technology-empowered Olympics, and Culture-enriched Olympics”.

Addressing the characteristics and uses of buildings in Qingdao Olympic Sailing Center, seawater source heat pump air conditioning technology has been successfully used in the Media Center. This technology uses the relatively constant temperature seawater as heat and cold source to ensure the cold and heat energy needed for cooling, heating and piped hot water. The seawater flow can reach up to 300 m3 /hour. This is the first of its kind among completed public buildings in the nation.

On May 8, 2008, the Sailing Center project was listed among the Fifth Lot of National Building New Technology Demonstration Projects by China Construction Industry Association, with the seawater source heat pump technology used in this project evaluated as international advanced level. Before this, the deep foundation pit engineering technology in complicated seaside geological conditions had won 2006 Shandong Province Construction Industry Technological Innovation First Prize and was recognized as National Level Construction Process.
