Buyers homing in on advanced modular construction

For most of human history, houses were built where they would stand. Bricks, concrete and steel were transported to a construction site, where workers assembled them piece by piece over months, sometimes years. That is the way the construction industry has worked for centuries.

Now China is rewriting the rules of this traditional model.

Increasingly, what leaves Chinese ports is not only steel, cement or other construction materials, but the entire buildings themselves. Manufactured in factories, packed into standard shipping containers and assembled overseas, modular buildings have become one of China's fastest-growing manufactured exports.

Exports of prefabricated buildings rose from $1.47 billion in 2015 to $4.34 billion in 2025, nearly tripling in value in 10 years. In the first quarter of 2026, exports registered a 45 percent year-on-year growth. Today, Chinese modular buildings are sold in more than 150 countries and regions across the world.

This rapid growth reflects years of investment in something far less visible than the finished houses themselves: the supply chains behind them.

In industrial clusters across Jiangsu, Guangdong and Shandong provinces, manufacturers can source steel structures, insulated wall panels, plumbing systems, electrical wiring, windows, flooring, kitchens and even furniture from nearby suppliers before assembling them into modules that fit neatly inside shipping containers. The result is not just lower costs, but also tighter quality control and shorter production cycles. Even after accounting for tariffs, international shipping and on-site installation, Chinese modular buildings often remain highly competitive.

Interestingly, the concept of prefabricated houses did not originate in China. Modern prefabricated construction emerged in Europe, North America and Japan after World War II, when governments searched for faster ways to address housing shortages.

Landmark projects such as Habitat 67 in Montreal, Canada, embodied the belief that housing could be industrialized without sacrificing quality.

Standardized components, certification systems and professional design codes all took shape in the West long before China entered the field.

What has changed is where the manufacturing capacity is concentrated. While supply chains in many advanced economies were fragmenting, China was doing the opposite by bringing industries together.

Modular construction depends less on a single breakthrough technology than on the ability to coordinate hundreds of suppliers with remarkable efficiency. That is precisely the capability China has painstakingly built over decades.

Today, Chinese modular construction extends far beyond the temporary site offices or simple prefab cabins that many people still associate with this industry. Companies now export worker dormitories, apartment buildings, retirement communities, luxury villas, schools, hospitals and even modular data centers. On international e-commerce platforms, overseas buyers can choose standard designs or request customized layouts based on their own drawings and specifications.

The real advantage of modular construction lies in how it transforms the building process. Traditional construction follows a linear sequence: foundations come first, followed by structural work, utilities, insulation and interior finishing.

Delays at any stage ripple through the project schedule. Modular construction replaces that sequence with parallel production. Structural frames, insulation, electrical systems, plumbing, kitchens and bathrooms are manufactured simultaneously inside factories before final assembly on site. Some units even come fully furnished, complete with furniture, fabrics, and household appliances.

In many ways, the construction site looks more like an assembly line than a workshop. That shift matters because buildings are increasingly becoming manufactured products. Like automobiles, they combine advanced materials, digital design, automation and energy-saving technologies into standardized platforms.

Chinese manufacturers have already incorporated solar power systems, rainwater recycling and energy-efficient materials into many modular homes while investing heavily in overseas certification and local partnerships to meet international standards.

Yet manufacturing a house is only part of delivering a home. Conversations with overseas buyers suggest that the biggest challenges no longer lie in the quality of Chinese products.

They begin after the containers arrive. Local building codes differ, measurement systems vary, installation crews may not be able to read Chinese-language manuals, and post-installation modifications often prove more expensive than expected. Construction is not a single transaction but a long chain that stretches from design and engineering to installation, maintenance and renovation. Weakness at any stage can wipe out the savings achieved in the factory.

That challenge is greater when projects become more sophisticated. A compact modular cabin can be delivered almost like a consumer product. A large family house cannot.

Climate, local regulations, cultural preferences and architectural traditions all shape how people want to live. A home designed for northern China may require significant adaptation before it becomes livable in the Middle East, Southeast Asia or Oceania.

This is why the next stage for China's modular housing industry is not simply exporting more buildings, but exporting the services, design capability and local partnerships needed to make those buildings fit seamlessly into different societies.

Factories can manufacture modules, but they cannot manufacture empathy. The companies that lead the next generation of construction will not necessarily be those that build the cheapest houses. They will be those that make industrialized housing feel local rather than standardized, permanent rather than temporary, and personal rather than mass-produced.

China has already demonstrated its ability to manufacture buildings at scale. The next, and perhaps greater, test is whether it can help redefine not only how the world builds, but ultimately, how people choose to live.
